Ghost Smart Homes Managed · Rentals
San Diego & OC operators · 30-min STR tech audit

Save 4–8 hours per property per month. One bill. One team.

You're juggling four apps for one property: the lock, the WiFi, the cameras, the thermostat. At five properties that's a part-time job nobody asked for. We replace all of it with one team that runs it as a system — starting at $49 per property per month.

Per-property pricing — discounts at 5+ and 10+ Hardware is yours. No leases, no lock-in. Footage stays at your property. Never centralized.
What you get

Hospitality-tech stack, in one inbox.

Four jobs that should always work, never do, and constantly turn into 1-star reviews when they fail. We take all four — and we built the stack on Ubiquiti so it actually scales.

Locks & access

Per-stay codes generated automatically from your booking calendar (Airbnb, VRBO, Hostfully, OwnerRez). No more "the code didn't work" texts at midnight. Battery alerts before they die. Yale Assure 2 or UniFi Access Hub.

WiFi & guest network

Pro-grade UniFi APs, isolated guest network, fresh password every booking. Speed-test results auto-attached to support tickets if a guest complains. AI Optimizer auto-tunes RF for best coverage.

Cameras & noise sensors

Exterior surveillance (UniFi G6 cameras) and indoor noise monitoring via SuperLink decibel sensors — Airbnb-policy compliant by design. On the record if a party happens. Footage stays at your property, never centralized.

Climate & energy

Ecobee thermostats locked to sane ranges between bookings. Pre-cool / pre-heat before check-in. Monthly energy report that finds the property eating money.

Powered by Ubiquiti SuperLink

SuperLink (Ubiquiti's new long-range IoT protocol launching Q3 2026) lets a single gateway monitor sensors across multiple buildings — multi-kilometer range, LTE failover, ultra-low latency. We're early-adopting it across our portfolio so multi-property operators get true network-of-networks reliability without per-site SIM cards.

How it works

Audit, onboard, run.

Free 30-min STR audit

One Zoom. Walk us through your portfolio — current gear, current pain, current ops. We send a written per-property quote within 48 hours. No pressure.

Per-property onboarding

We come on-site, install or upgrade what's needed, integrate with your booking platform (Airbnb, VRBO, Hostfully, OwnerRez, Hospitable, Guesty), and confirm the welcome flow works.

One bill, one team, ongoing

Monthly per-property fee covers everything. We're the first call when something doesn't work. You see uptime in our dashboard; your guests see hospitality that just works.

Pricing

Three tiers. Per property. Cheaper as you scale.

Setup is quoted separately ($599–$2,499/property depending on existing gear). Multi-property discounts: 10% off at 5+ properties, 20% off at 10+.

Your footage never leaves your property

Cameras record to a local NVR (UniFi Cloud Gateway Max or UDM Pro Max) at your property. Only short motion-event clips replicate to our encrypted cloud archive (Cloudflare R2, 90-day retention). We never store full footage centrally — that means subpoenas, breaches, and police requests go to you, not us. You control your data, always.

Questions

The honest answers.

How does this compare to Hospitable + RemoteLock + StayFi?

Those are software-only. Hospitable is your PMS ($29/mo), StayFi is your guest WiFi ($15/mo), RemoteLock is your lock automation ($20–30/mo). Stack them up and you're at $65–75/mo per property — and you still install and maintain the physical hardware yourself, which costs 4–8 hours per property per month. We're $109/mo on the Operator tier and the labor is on us. The Hospitable bundle isn't competing with us; it's competing with you-doing-it-yourself.

Why wouldn't I just buy the hardware myself and self-manage?

You can. The hardware is yours either way. The reason customers pay us is the ongoing labor — code rotation per booking, WiFi password rotation per booking, firmware updates without breaking guest stays, dispatch when a sensor goes red at 11pm. That's 4–8 hours/property/month of operator time. At $50/hr opportunity cost, that's $200–400/month of your own time. We charge $49–179 to make it disappear. If your time is genuinely worth less than $25/hr, DIY makes sense.

What about Airbnb's camera policies?

We do exterior cameras only and noise sensors that measure decibels (not audio). Compliant with Airbnb's 2024 indoor-camera ban. We disclose all of it in your listing copy if you want — it turns "we have cameras" from a guest concern into a trust signal.

Where do you operate?

San Diego County, Orange County, and select LA County zips for now. Remote-only management is possible elsewhere with a local handyman partner; truck-roll service is in-county only at launch.

What if a property is mid-stay and something breaks?

We're the first call. Lock Only tier is same-business-day. Operator tier runs a 4-hour SLA during business hours. Full Stack has 24/7 emergency for true crises (unable-to-enter, no-WiFi).

Where does my footage live?

On a local NVR at your property (UniFi Cloud Gateway Max for small, UDM Pro Max for premium). Footage never leaves the building except for short motion-event clips that back up to encrypted cloud (Cloudflare R2, 90-day retention) for disaster recovery. You own the recording, we manage the system.

What booking platforms do you integrate with?

Airbnb and VRBO via iCal at minimum. Native integration with Hostfully, OwnerRez, Hospitable, and Guesty for code generation, welcome flow triggers, and check-out automations. Anything iCal-compliant works.

Is there a contract?

Month-to-month per property. Onboarding fee is one-time. If you sell a property, you remove it from the plan and pay only for the days you used.
